Turner Construction plans to occupy approximately 75,000 square feet in the new Spiral Building, located at 66 Hudson Boulevard in Manhattan, for their New York City office headquarters. The Spiral is at the forefront of the redevelopment of Manhattan’s Westside, named for the signature outdoor patio areas that create a grand staircase of green space as they rise vertically up the building in a spiral motion.

The program space includes a reception area, private offices and open office areas, conference rooms and collaborative areas, a low carbon workshop area, technology support spaces, restrooms, amenity spaces and back of the house areas.

Turner set high sustainability and health and wellness goals for the project including LEED Platinum and WELL Building Certifications with strategies that fell into four (4) categories: Low Carbon, Operational Efficiency, Zero Waste and Wellbeing.

Legacy Engineers provided mechanical, electrical, plumbing and fire protection design services for the design-build fit-out project and focused on low energy consumption and superior indoor air quality. The project employed smart-building technologies with a power over-ethernet (PoE) lighting system with integrated temperature, humidity, occupancy and air quality sensors that controlled VAV boxes at the zone level and the base building water-cooled AC units and energy recovery ventilation units.
