5 World Trade Center, the final piece in the Port Authority of New York and New Jersey’s redevelopment and rebuilding of the World Trade Center site, is a new 900-foot-tall, 1.56-million-square-foot, mixed- use tower located at 130 Liberty Street. The project is being developed in a joint venture between Silverstein Properties and Brookfield Properties under a 99-year ground lease with Kohn Pedersen Fox as Architect.

The building will consist of 1.2 million square feet of residential space divided into 1,325 apartments, 25% percent will be devoted to affordable housing 190,000 square feet of office space, 12,000-square-foot community facility space, 55,000 square feet of public amenity space, and 7,000 square feet of ground floor retail space. Alternative HVAC systems considered included a traditional water source heat pump system and air-source heat pumps with a goal for the project to be NYC’s first carbon neutral high-rise tower.

Jaros, Baum & Bolles teamed with Legacy Engineers providing mechanical, electrical, Plumbing life safety and energy services for the project; with Legacy placing an Electrical and an Energy Engineer on the project team.
