Vornado Realty Trust has engaged Legacy Engineers to conduct an ASHRAE level II energy audit, retro-commissioning study, and develop a long-term decarbonization roadmap for 770 Broadway to comply with NYC’s Local Law 97.
Legacy Engineers will conduct ASHRAE II energy and retro-commissioning compliant Local Law 87 studies. The ASHRAE Level II audit will include energy modeling simulation of detailed building operation using DesignBuilder, an energy modeling software. The energy audit will then be enhanced to develop a decarbonization roadmap for the facility, with the goal of achieving Local Law 97 compliance. Measures to be evaluated as part of the decarbonization roadmap include:
Chilled water plant upgrades, including heat recovery and optimization.Heating electrification measures.DOAS ERV retrofits for existing AHUs.Envelope upgradesTenant-level measures.Allowable LL97 offsetsThe retro-commissioning study includes functional testing of a 2,400-ton chilled water plant, a steam to hot-water plant, more than 30 floor by floor AHUs, and ancillary support equipment.
The project deliverables include an ASHRAE level II energy audit report, a retro‑commissioning report, and a decarbonization roadmap outlining recommended measures on a time-bound basis to achieve compliance with Local Law 97.
