One Brooklyn Health System’s mission is to preserve and enhance access to healthcare services in Brooklyn by coalescing the member hospitals and their governed affiliates into a sustainable, quality integrated health system. One of their early projects was a Design-Build renovation and transfer of an existing two-story building, located at 1095 Flatbush Avenue building in Brooklyn, NY to Morris Heights Health Center (MHHC) for use as an ambulatory clinic.

This original 1997 building, that now also served as an existing COVID testing site, would undergo a partial renovation of approximately 16,500 square foot of space on the 1st and 2nd levels including approximately 5,000 Sq. Ft. of ambulatory medical office areas including exam rooms, procedure rooms, doctors’ offices and ancillary spaces. The building was also improved with an upgrade of the mechanical systems and a façade replacement.


LEGACY Engineers, provided mechanical, plumbing and fire protection services on the design-build team. The building’s mechanical systems were totally upgraded with the replacement of its four (4) existing packaged rooftop air conditioning units that were at the end of their useful life. The renovated portions of the building would be served by a variable air volume system.

The new units will be provided with new state-of-the-art BMS controls compatible with OBHS’s central sized to support new cooling requirements of the building ambulatory areas. It is the intent of the project to have the building be compliant with NYS Department of Health Article 28 requirements.

Existing code violations were identified and remedied with new ventilation and exhaust.
